Bialecki Architects Design Process
Bialecki Architects provides the architectural and construction services necessary to design and construct state of the art sustainable buildings. BA utilizes the most advanced digital design and communication technology available to realize the project throughout the design and construction process.
Programming
The Architectural Program defines the client’s spatial needs, adjacency requirements, special functions, project goals and aspirations. The Program is supplemented by a qualitative description of building sustainability requirements.
Preliminary Design
Based upon the approved Program, several alternative approaches to the project are developed in sketch and model form. After owner evaluation, the most promising concept is developed further, illustrating the basic architectural forms, site design and probable construction costs.
Design Development
Based on the approved Preliminary Design, the architectural, structural and MEP systems are defined in greater detail. Building Code, life safety and zoning requirement are integrated into the designs as the project team begins work. 3-D mass models, digital models, computer renderings and hand sketching are all used to communicate the details of the design.
Construction Documents
Bialecki Architects prides itself on preparing the highest level of construction plans and specifications available in the profession. These plans describe in detail all requirements for construction. Documents prepared by all consulting engineers (structural, MEP, etc) are coordinated.
Building Permit and Regulatory Approval
BA assists the client in working with regulatory agencies to secure building and construction permits. Building permit services include a review of all relevant regulations, completion of the permit applications and filing with the appropriate agencies.
Bidding and Negotiation
BA assists clients in finding a qualified construction contractor and negotiating the construction contract. During the bidding and negotiation phase BA reviews bidding/contract options with the owner, prepares bid documents, evaluates all bids and recommends the most capable builder to the owner.
Construction Administration
BA reviews contractor’s submittals, provide clarification of contract documents, and visits the site at appropriate intervals to check work for compliance with the drawings and specifications. As the project nears completion, BA prepares oversees completion of punch list items, and prepares certifications of completion.
